INVESTING IN EXPERT ADVICE
With so many things to consider when buying a new home, it is far too easy to overlook something that could be crucial. Doing your own inspections, or relying on friends with home buying experience is all fine and good, but it doesn’t mean you should end it there. There are simply too many details that may go unnoticed. Getting an expert’s opinion can be a real blessing and save you a lot of time and money in the long run. This is why finding a home inspector is vital.
Purchasing a new home is likely to be one (if not the most) important purchase you will ever make. That is why it is a good idea to make some sound investments beforehand. Just like you can take a new car for a test drive, getting a home inspector is like a test drive for your new home.
A professional home inspector knows what to look out for and will take the time to do a proper analysis of your new home. The inspector will perform a visual inspection by looking at the home’s various systems, including interior and exterior components. It can be a real pain to give yourself when you consider all the exterior components you have to take into account; roofing, flashing, chimneys, gutters, downspouts, wall surfaces, windows, doors, foundation, grading. Why give yourself the extra trouble?
CHOOSING YOUR HOME INSPECTOR
In Canada, home inspection is unregulated. As such, it is very important to make sure you ask your potential home inspector the right questions. How long have they been in business? How many homes have they inspected? What are their qualifications? Be sure also, that they belong to a provincial/state association. If they have a background in defect recognition, building sciences, and home construction, this will make your decision to hire them all the easier.
Your home inspector’s background and qualifications are two of the many things in your arsenal protecting your future purchase. Your inspector should take the time to fully inspect electrical systems, plumbing, building foundation, insulation and the whole array of potential problems down the road.
The choice is simple; have any potential home purchase fully inspected. The typical inspection may cost anywhere from $300-$500. Though it may not seem natural to spend money on a home you have not yet purchased, it could be the deciding factor in whether or not the home is worth buying at all. When you consider the myriad of problems that can go wrong down the line, the value of having your house fully inspected is priceless.
