How to Sell Your Home to Recover Renovation Expenses

“Pre-sale” renovations should be based on the rule of thumb: Only spend what you can get back immediately on the sale. Figure out which renovations will give you the highest rate of return. Concentrate on increasing “curb appeal” to draw in potential buyers.  Get an online credit report to see where you stand financially.

Appearance must be optimized by renovations. When determining how much you have invested for remodelling you should include: time, energy and money spent. There are basically five categories for “pre-sale” renovations:

1. cleaning
2. repairs
3. replacement
4. minor
5. major

Cleaning, buffing and polishing can make older items look brand new. Clean cobwebs and dust from shelves and dressers. Wipe down built-up, kitchen grime. Air your home out, we get used to our own home smells, an aromatic candle could be helpful.

All pre-sale facade work should increase appearance immediately. A fresh coat of paint is standard practice. Focus on tangible goals, such as moving your house from one category, “peeling paint,” to the next category up, “newly painted.”

Repair those things which have always been on your to-do list. Fix drafty holes. Repair all major appliances. Old functioning appliances are better than no appliances. Repair worn roof tiles and any things else that stands out.

Replacing windows is a common pre-sale renovation. “Outdated styles” don’t necessarily need to be removed - allow buyer to make that decision. Kitchen sinks are easy to replace and upgrade. Kitchen counters, cabinets and appliances are highly visible; but can be expensive to replace.

A minor landscaping investment might attract more interested parties as they pass by.
Target specific areas for larger remodelling investments. Usually remodelling one entire room, like the kitchen or bathroom, can quickly add tangible value to your home.

Some remodelling projects don’t add a lot of value for house sales: basements, back decks and converting entire rooms to another use.

Clean walls and remove clutter to give the appearance of more space. Polish any wood flooring, organize rooms, with specific functions that can be articulated to potential buyers. Research the latest trendy home furnishings that quickly increase home values.

Home decorations should appeal to a wide audience. Make the potential buyer feel comfortable, welcomed and at home. Using plants, rugs and pillows as welcoming features; with a well-placed mirror will help the potential buyer visualize living in the home.
