When you are looking for a new home, there are three things you must consider: location, location and location. Seeing as you will hopefully live in this house for several years, it is important that you are completely satisfied with its location, so that you can fully enjoy your new home for as long as possible. As such, here is a simple checklist to follow concerning common location concerns.

-Is your new house located near to where you work? Long commutes not only force you to spend a lot on gasoline, but they add plenty of hassles, decreasing your quality of life. Selecting a smaller or more expensive home that is closer to your employer may be worthwhile in the long run.

-What are the property values in the area surrounding the house? An area with decreasing property values usually indicates a problem. Seeing as you will be living in your house for a long time, you don’t want to live in an area with dropping property values and a neighbourhood that is on the way down.

-How are the utilities in the area? Many people tend to forget this one location concern, but if it is a problem it usually becomes the biggest and most immediate one. Make sure that the pipes in the area are new and work well, that power is always on. If you live in a snowy area, it’s also a good idea to find out how effective the local snow removal systems are.

-What sort of environmental disasters are native to the area? People who live in areas which are frequented by floods or fires would do well to live elsewhere. The South-California wildfires and the hurricane-induced floods of south Texas and Louisiana make it clear that selecting a location away from common disasters, or set up to handle them, is an invaluable investment.

-How are the schools in the area? A lot of people think that this only applies to families, and while it is certainly important, high quality schools are generally a good measure of the health of a neighbourhood. Areas with good schools are generally home to a hardworking, well-educated populace, and this means that crime will be lower and the neighbourhood will be friendlier and cleaner.

-How are the property taxes? Everyone knows that selecting a place with low taxes is important, but critically low taxes may not be too much of a bargain. Areas with very low property taxes tend to have limited police and fire coverage and low quality roads.

These are only a starting point when it comes to selecting a good location, and you should always rely on your own best judgment. The important thing is to take your time and try to consider every option. After all, careful consideration now can be a big payoff later!
