Open House

What to look for

If you’re in the market for a new house, it would be a wise move to make some open house visits in order to help you figure out just what you are looking for. Making the tour of open houses gives you the chance to analyze your space and imagine its potential in the future. There will be times when the houses you visit on weekends are only for looking, but they still give you an idea of what’s available, what you like, and what you don’t like.

Take notes after every visit. With all the open house tours you’re going on, your memory is bound to play tricks on you at some point. One house begins to blend into another, that walk-in closet you loved so much actually ends up being at the fourth house you looked at, and not this one… Relying on memory can simply be too dangerous. There’s a reason cameras are built into most cell phones nowadays. Use your cell phone camera option and to record what you’re seeing. Make notes corresponding to your photos and keep a clear, legible log about the open houses you have been to. This will help you identify the things that are important to you when choosing your new home.

It’s only a dry run

Open house visits are important for giving you sense of the home’s wear and tear. The empty house you visit with a Realtor will have been patched up. Defects are harder to mask in an open house and easier to hide in an empty home. Be on the lookout for water stains and cracks in basement foundations. Also, be sure to run the water. No decision should be too hasty. .

Your vigilance should not replace the expertise of a house inspector. Hiring a house inspector when the time comes to make a bid is always recommended. However, if you start to learn what to keep a lookout for then it will be that much easier to cut down on the amount of places you’ll want to see next. Every house you don’t fall in love with, brings you one step closer to identifying your needs. As often as possible, take photos of the features in each home that you would like to put into your dream home. Making notes will help keep you on top of your houses needs as time goes on.
